McLean, Virginia 22102 Real Estate Market Update

Welcome back for episode 49 of Onsite with me, Matt Cheney. We are back in McLean, Virginia for a follow up on our recent episode about the area for a spotlight on McLeans other zip code, the 22102.

Tysons, formally known as Tysons Corner, had been a peach grove at the time of the Civil War developed into metro Washington’s major shopping mall hubs over the years and now is essentially the central business district for Fairfax County with 46 million sf of office space, four metro stations and plans for the area to develop into a more walkable edge city.

McLean’s 22102 overlaps most of what we call Tysons. The area to give you your bearings is the residential part of McLean outside of the beltway, neighbors the Potomac to the east, Great Falls to the north and has Vienna and Rout 7 to the west. 

Some of the neighborhoods you will find in 22102 are The Reserve, Garfield Park, Bellview Place, Potomac Overlook and well obviously Tysons.

Now for some real estate. One Hundred Sixty-Five (165) houses traded in the zip code this past year for an average sales price of $2,163,000 and with an average of thirty-nine (39) days on the market. 

Get this, in the past year thirty-four (34) properties in the zip code traded for $3M or more. To give you some context in 2019 only 14 homes traded for more than $3M in the zip code and the average sales price was $1,479,000. What’s that, a 46% jump in values? Not bad!

The most expensive home to sell this past year in the zip code was this circa 2006 stone manor in the coveted community The Reserve. The 15,000 sf home is sited on just under an acre lot, has seven (7) bedrooms, ten (10) full and two (2) half baths, large formal and informal space on the main floor and an amazing entertainers walk-out lower level and outdoor space. It traded for $8,700,000 in July 2022. 

As for Condos and Co-Ops there were three hundred six (306) units to trade this past year for an average sales price of $504K with an average of thirty-seven (37) days on the market. 

The highest price for a condo in the zip code this past year was for a 25th floor penthouse unit here at The Verse Condominium in The Boro development. The roughly 2,500 sf large flat has two (2) bedrooms, two (2) full and one (1) half baths with a 900sf terrace, 10’ ceilings, floor-to-ceiling windows, and views for miles. It traded with two parking spaces in March 2022 for $2,800,000 or $1,140 psf.
