Bethesda, Maryland 20816 Real Estate Market Update

It’s always good to be back in Bethesda.

Welcome to episode 50 of Onsite with me, Matt Cheney. Today we are back in Bethesda for a follow-up to our 28th episode with an update on Bethesda, Maryland’s 20816 zip code.

Remember it’s the collection of neighborhoods on either side of Mass Ave from the DC border to Goldsboro Road.

Let’s get right to the real estate. One Hundred Ninety-Five (195) houses traded in the zip code this past year for an average sales price of $1,529,000 and with an average of twelve (12) days on the market.

The neighborhoods with sales represented in the top ten sales in the zip code are Glen Echo Heights, Fort Sumner, Sumner, Springfield, Westmoreland Hills, and Westhaven. By the way four of those top ten sales where here in Glen Echo Heights.

Get this, in the past year the sales average for the top ten sales in the zip code was $2,845,000. Back in 2019 the top ten sales averaged out to $2,500,000. A healthy 13% appreciation for the homeowners.

The most expensive home to sell this past year in the zip code was this new build in Glen Echo Heights. The 7,400 sf home is sited on a third of an acre lot, has seven (7) bedrooms, seven (7) full and two (2) half baths, four levels, a chef’s kitchen and was custom built by Mid-Atlantic Builders. The home contracted prior to completion and traded for $3,115,125 in March 2022.

As for Condos and Co-Ops there were forty-six (46) units to trade this past year for an average sales price of $506K with an average of thirty-two (32) days on the market.

The highest price for a condo in the zip code this past year was for the largest unit here at Sumner Village. The top floor unit 15-501 measures approximately 2,170 sf, has two (2) bedrooms, two (2) full and one (1) half baths with exposures on three sides and spectacular views wooded landscaping. It traded with two parking spaces in May 2022 for $981,000 or $452 psf.
